Home Seller’s Information
Selling a Home in Atlanta Georgia.
If you are looking for helpful information on Selling your home or investment property, you have come to the right place. I have attempted to bring together some interesting information to help you make an educated decision.
Frequently Asked Questions:
-
To begin with, the first thing on most Seller’s mind is: "How much is my property worth?" There are several ways to figure that out!
- Appraisal: One option is to find out how much your home is worth is to pay for an appraisal from a licensed appraiser.
- CMA (a comparative market analysis) Another option is to get an experienced agent to do a CMA. I will send you a free market analysis, of sales of homes similar yours which have sold and closed within the last 12 months and within one mile of your home. It will show the square footage, the bedrooms and baths, the assessed values (for taxes), land use, distance from your home, and more! Without actually seeing the interior of your home it will be an approximate value at best, but it should be interesting nonetheless!
- Should I start with High Price and reduce later? There are arguements against it! If you have plenty of time you might think it makes sense to price it high. Be Careful
- Should I fix up my property or Sell it As-Is?
- Preparing Your House for Sale Perhaps the most important thing you can do to maximize the Selling Price of your home is to clean clean clean. And then clean it a little more. There is nothing that appeals to buyers more than a clean house. Remove all clutter, and schedule a consultation and we will go over what to keep and what to pack. Sometimes spending money is the right thing to do and sometimes it is not!
- What doesn’t the Seller have to disclose?
- Disclosures protect the Seller, the Buyer and the Realtor from accusations of trying to Sell a property with "Hidden Defects". It is against the law to try to hide a material defect in a property you are trying to sell. You can be sued after closing and may be saddled by big repair bills when you no longer own the house! Tell the new owner truthfully about known defects and hold onto more of your money. More in Disclosures…
