Dan & Ken...great posts. I had actually found Dan's website a couple of months ago to search both the MLS sites in Atlanta, but only just started to read your blog.

I am an idividual homeowner in Peachtree City GA. I'm the "frustrated, but not desperate" home seller mentioned in Dan's post. I've seen the billboard, read the WSJ real estate articles.

At the behest of my realtor I started a blog to sell my home in February, after it had been listed for about a month. I recently made a posting similar in subject to Dan's, but after reading this post....mine's just not as articulate or skilled. My point, less well articulated, was also that it's a BUYERS' MARKET.

I am seeing a noticeable uptick in web traffic to my blog and ad sites. The tide is turning. I told a story about one prosepective buyer who thought about buying my house...all cash deal....but was just too worried about continued market price drops in PTC of 20%! I could not convince him that it is time to buy.

So, great post! and...like all bloggers do, with your indulgence, I'm back-linking this post on my website so your powerful, and, accurate assessment may stimulate a buyers in my market area.

Dan I wrote a blog post about why buyers should be buying in todays market (click on my name). It is amazing how many people are sitting on the sidelines waiting for the market to "pick up". Well the fact is once the media actually reports the market picking up it will be to late to get the best deals, home prices will have already risen, and there won't be the amazing selection of homes on the market. The media is always way behind in this type of news and just about the worst source of information a buyer can rely on.

As for the billboard in your market, there is no question that it would make some buyers think twice about purchasing. Agents need to think about what type of advertising they are doing and how the public will view it.
